34 years in real estate has shown me that you can never be overly prepared for a listing appointment. Before any listing I think it is important to not only look up the local market statistics but I find it helpful to drive by and sometimes talk to the listing agents of the comps nearby.

Build rapport! Rapport takes more than just setting the listing price with your seller. Get to know them and understand their interests. The stronger the relationship on a personal level, the longer you will keep that client in your life and business.
